Fitzgerald Realty Group announces 100% occupancy of this renovated warehouse

FRG is pleased to announce that it has brokered a 15,000 SF lease with SEF Technology LLC, which brings the Monocacy Trading Center in Walkersville to 100% leased.

When Ruppert Properties, a Frederick-based commercial real estate investment firm, purchased the former manufacturing facility, this 202,000 SF former manufacturing property had seen better days.  But given the location in Frederick County with access to Route 15, I-70 and I-270, the potential was obvious.

A capital improvement program commenced immediately.  Site improvements included a new façade, parking, loading areas and fencing plus infrastructure upgrades like electrical, plumbing, lighting, and mechanical systems.  In short order, Monocacy Trading Center became a modern work environment for today’s industrial companies.

The improvements were so well received that Monocacy Trading Center was the recipient of the Frederick Real Estate Dealmakers Modern Masterpiece Award in 2017 for Best Building Renovation.

SEF Technology LLC, a Maryland-based provider of event flooring, joins the roster of quality tenants that call the Monocacy Trading Center home including Miscellaneous Metals Inc., an American Institute of Steel certified production plant; a multinational provider of integrated solutions for pharma and healthcare; and House of Flynn, an internationally recognized, locally owned ecommerce seller of handbags, camera bags and more.

“The success of Monocacy Trading Center is a testament to Frederick County’s strength as a vibrant business center with easy access to the Port of Baltimore and Washington DC,” said Seamus Fitzgerald, Executive Vice President of Fitzgerald Realty Group.  “The 1.5 million square feet absorbed in the market since 2016 is proof that Frederick is a place companies want to be.”
